Yes - Little Aston Is Actually in Staffordshire

Most people don’t realise this and we don’t blame them but the B74 postcode and the Sutton Coldfield post town address create near-universal confusion. But administratively, Little Aston has always been in Staffordshire. Specifically: the village sits in the Civil Parish of Shenstone, in Lichfield District, in the ceremonial county of Staffordshire. The local police and fire services are Staffordshire (not West Midlands). The UK Parliament constituency is Tamworth. The local district council is Lichfield District Council.

We mention this for one reason: Modus is genuinely local to Little Aston in a way most cleaning operators aren’t. We’re not a Birmingham-based contractor travelling out to a Birmingham postcode. We’re a Lichfield District render specialist based 25 minutes up the road in Handsacre and Lichfield District is Little Aston’s local authority.

For most everyday questions that won’t matter much. For listed-property work, for conservation officer liaison if needed, for understanding the building stock and the local context – it does.

Little Aston is the most varied premium property area in our coverage, and the render profile reflects that variety:

Georgian and Victorian rendered villas – including some of the older properties along the historic Roman Road corridor and the surviving outbuildings and converted parts of the Little Aston Hall estate. Modern executive K-rend and silicone-mineral renders –  increasingly the dominant finish on the major detached properties built or substantially extended in the last 20 years. Little Aston Park, the streets around the golf course, much of Little Aston Hall Drive and Forge Lane. Through-coloured finishes that can be permanently damaged by pressure-washing. These are the surfaces softwashing was built for.

Substantial inter-war and post-war detached properties – many of which have been extensively renovated, re-rendered or extended over the years. Often a mix of original painted render and modern through-coloured render across the same property, requiring different treatment to different elevations.

What ties all of this together: render in Little Aston tends to be on properties where the cost of getting cleaning wrong is genuinely substantial. A re-render on a Little Aston Park property is not a small bill.

Why Softwashing Is the Only Method We'd Use

Why Pressure-Washing Little Aston Render Is Never the Answer

Across the modern K-rend and silicone-mineral renders that dominate the village’s recent builds, pressure-washing causes permanent, irreversible damage. High-pressure water even at apparently moderate settings strips the surface layer unevenly, leaving wash marks, patchy fading and loss of the water-repellency the surface was designed for. On a typical Little Aston property, the cost of remediating that damage with a full re-render runs comfortably into five figures.

On the older painted render and historic finishes elsewhere in the village, pressure-washing strips the paintwork along with the staining, drives moisture behind the substrate, and on listed properties can cause damage that’s both expensive and bureaucratically complex to put right.

Softwashing solves both problems. A specialist, eco-friendly biocide is applied at very low pressure. The solution kills algae, moss, lichen and black mould at the spore level. The render is left undamaged. The kill is at the root rather than the surface, so the result lasts far longer than any high-pressure blast.

For high-value properties and Little Aston properties are by definition high-value softwashing isn’t just the better method. It’s the only method that doesn’t carry meaningful risk of expensive collateral damage.

Most cleaning of organic growth doesn’t need consent, but it’s worth confirming.

No. Our process is specifically designed for these through-coloured renders; low pressure, manufacturer-safe biocides, no abrasion. Pressure washing is what damages these surfaces, not softwashing. We won’t pressure-wash these surfaces under any circumstances.
